Pricing & Booking

Prices vary by home, but installations start at $549. What moves the number is roofline length, roof height, and how much of the property you want lit — a single-story ranch roofline and a two-story colonial with every window framed are very different jobs. We walk the property, design the display, and give you a firm number before anything is ordered.
Design, installation, in-season repairs, takedown, and off-season storage. It's one number covering the whole season, not an install fee with add-ons stacked behind it.
Half is due up front to reserve your install date and cover materials, and the remaining half is due when the job is complete. Nothing is ordered or scheduled until you've approved the quote.
Significantly — typically 20 to 40 percent less. Year one includes purchasing the lights and custom-cutting them to your home. After that you already own a set that fits, so every following season you're paying for installation and service rather than materials. It's the main reason clients stay with us year after year.
Because you're not just buying lights. You're buying commercial-grade materials custom-cut to your rooflines, an insured crew on your roof instead of you, repairs whenever something goes out, removal in January, and storage the rest of the year. The comparison isn't lights versus lights — it's a season handled versus a season you manage.
Late summer through early October is the sweet spot. We start installing in October and the calendar fills through the fall, so the earlier you book the more flexibility you have on install date. We take later bookings when the schedule allows, but the best dates go first.

Getting Started

Same day, in most cases, and your quote lands within 24 hours. Fast, clear communication is the single thing our reviews mention most often.
We reach out the same day to learn about your home, then walk the property and build a design around its actual rooflines and landscaping. You get a firm quote within 24 hours. Once you approve it, we order materials and schedule your install — sometimes the same day, depending on where we are in the season.

Scheduling & Timing

No. We begin installing in October, but we don't start actively turning light systems on until November. Getting installed early just means your display is ready and waiting — it doesn't mean it's running before Thanksgiving.
Most residential installs are completed in a single day. Larger properties and commercial jobs can run into a second day, and we'll tell you which yours is before we start.
No. The work happens outside and we complete it without you there. You don't need to take a day off or be around to let anyone in.
We aim for the end of January, pending weather. Takedown is already paid for in your initial fee, so there's no second invoice and nothing to schedule separately.
Kansas City weather being what it is, we build flexibility into the schedule. If conditions make the roof unsafe, we reschedule — we don't send a crew up in ice to hit a date.

The Lights Themselves

You do. You purchase the lights, we custom-cut them to fit your home's exact rooflines, and they're yours from that point on. Because they're cut to your house, they fit perfectly every year after.
Commercial-grade LED lights — not the strands sold at big-box stores. They're brighter, hold their color, draw less power, and are built to survive a Kansas City winter on a roofline.
Yes. We can put your display on a timer so it comes on and shuts off on its own every night — no switch to remember and nothing to think about.
No. LED holiday lights draw a small fraction of what old incandescent strands used, so even a full display adds very little to a winter power bill.
No. We attach lights with clips designed for shingles and gutters — no nails, no screws, no staples into your roof. Everything comes off in January without leaving marks behind.
No. Our process depends on commercial-grade lights custom-cut to your home, which is what makes them fit cleanly and hold up through a Kansas City winter. Store-bought strands aren't built for that, and we can't stand behind them.
Not normally. Another company's lights were cut for their process and their hardware, and we can't warranty work built on materials we didn't supply. If you're switching to us, reach out and we'll talk through your options.

Design & Options

Almost any combination — classic warm white, red and white, full multicolor, or a custom palette built around your home. We'll tell you honestly which we think suits the architecture, then build whatever you want.
Warm white tends to flatter brick, stone and Tudor detailing — it reads elegant and architectural. Multicolor pops against lighter siding and is usually the pick when there are kids in the house. Neither costs more; it's purely how you want the house to feel.
Yes — trunk wraps, canopy lighting, shrub wraps, and lit fence lines. Landscape lighting is often what makes a display feel finished rather than just outlined.
Yes. Wreaths, garland for columns and railings, bows and door trim are all available as part of your design, installed and removed along with your lights.
Yes. Steep rooflines and multi-story homes are routine for us — it's exactly the kind of work homeowners shouldn't be doing off a ladder.
Yes. Gutter cleaning is available as an add-on to your installation. We're already on the roof, so it's the easiest time of year to get it done.
Yes. Plenty of clients add to their display after seeing year one. We'll re-quote whatever changes and reuse everything that already fits your home.

During The Season

Call or text us and we'll come fix it. Bulbs, strands knocked loose by wind, storm damage — repairs are included for the season. Most of the time we're out before you've had a chance to get annoyed about it.
If anything on your display needs attention during the season — a burned-out bulb, a strand loosened by wind, storm damage — we come out and fix it at no additional charge. Coverage applies to the lights and hardware we supplied and installed, and runs through the end of the season.
We store them for you at no additional cost — labeled, organized and off your property. Nothing goes back into your garage or basement. Next season we pull your set and reinstall the same design.

Commercial

Yes. We light apartment communities, condominiums, senior living properties, auto dealerships, retailers and office buildings across the metro. Commercial work is scheduled around your business hours and resident traffic.
Regularly. We coordinate access, parking, timing and approvals ahead of install day, and we can provide certificates of insurance on request.

Company & Coverage

Yes, we're fully insured, and we hold an A+ rating with the Better Business Bureau. Nobody from your household needs to get on a ladder or a roof at any point.
We serve the greater Kansas City metro, with most of our work in Leawood, Overland Park, Prairie Village, Mission Hills, Brookside and surrounding neighborhoods. If you're not sure whether you're in range, just ask.
Yes — Leawood and Overland Park are two of our busiest markets. Both fill up early in the season, so book ahead if you're in either.
Since 2021. We've lit more than 300 Kansas City homes and businesses in that time, and hold a 4.9-star Google rating across 55+ reviews.
We're full-service. Design, installation, in-season repairs, takedown and storage are one engagement with one company — there's nobody to hand you off to and nothing that falls between two vendors. The lights are also custom-cut to your rooflines rather than draped, which is the difference you notice from the street.
Our sister company does. Jingle Bros runs the holiday season; Wolff Outdoor Lighting designs and installs permanent landscape and architectural lighting year-round, under the same owner. Plenty of our Christmas clients end up with both.
